Do I really pay the same price as if I found the vendor myself?
Yes. We confirm the price with you before any work begins, and it's the vendor's normal rate — no markup. We make our money on the membership and our vendor relationships, not your repair bill.
Do I need to be home for the work?
Usually not. Once you're set up, most visits happen with secure, verified access, and you get arrival and completion updates with photos either way.
What are the membership terms?
You choose the term that fits: quarterly, semi-annual, or annual. Founding members lock the $99/month rate for a full year regardless of the term they pick, and semi-annual and annual terms carry additional discounts at the typical rate.
When does service start?
We begin onboarding founding members in October 2026. Your $99 deposit holds your founding rate until then, and it's fully refundable if plans change on either side.

Quarterly Preventative Maintenance

Four times a year, we work through your whole home — catching the small things before they become expensive ones. Here's the kind of work that happens on every visit, handled for you so you never have to think about it.

  • Replace HVAC filters and check airflow
  • Test thermostats and seasonal readiness (heat before winter, AC before summer)
  • Clear condensate drain lines and check the outdoor condenser
  • Inspect visible ductwork and vents for leaks or blockages

  • Test smoke & carbon-monoxide detectors, replace batteries
  • Check the water heater for leaks, sediment, and correct temperature
  • Inspect the electrical panel and test GFCI outlets
  • Locate and label the main water shutoff so you know it in an emergency

  • Check under sinks, around toilets, and at supply lines for leaks
  • Test water pressure and clean faucet aerators
  • Run and clean garbage disposal; check dishwasher and washer hoses
  • Inspect caulking and re-caulk tubs, showers, and sinks as needed

  • Grease and lubricate garage-door tracks, rollers, and hinges; test the auto-reverse safety
  • Check and re-seal exterior caulking and weatherstripping on doors and windows
  • Clean gutters and downspouts; check that water drains away from the foundation
  • Inspect the roofline, flashing, and siding for visible wear

I live in Sandy Springs. I sit on my own neighborhood's HOA board. I've spent the last year building the vendor relationships and systems to make this work the way it always should have.

Terms of Service

These terms will govern your Harbor Home Concierge membership. This is placeholder language for the prototype — final terms will be reviewed by counsel before launch.

1. The service

Harbor Home Concierge, LLC ("Harbor Home," "we," "us") provides home-management membership services: a home assessment, quarterly preventative maintenance, and coordination of repairs and projects through independent, vetted third-party vendors.

2. Vendor coordination & billing

For on-demand repairs and projects, we coordinate independent licensed vendors on your behalf and confirm pricing with you before work begins. You pay the vendor's own price with no markup from Harbor Home. Vendors are independent contractors, not employees or agents of Harbor Home.

3. Membership & billing terms

Memberships are offered on quarterly, semi-annual, or annual terms. The founding rate is locked for twelve months from enrollment. Your refundable deposit is applied to your first month at the founding rate.

4. Limitation of liability

Harbor Home coordinates services but does not guarantee the work of independent vendors. Our liability is limited to the amount of membership fees paid. Placeholder — final limitation-of-liability and indemnification language to be set by counsel.
